Let's connect your place

Your setup guide Hi! I'm going to set up smart pricing for your rental. First I need read-only access to your calendar and past bookings so I can learn how your place books. I never change a price without your OK. This takes about 5 minutes and I'll explain everything as we go.

Your nights & rules

Your setup guide A gap is a short open stretch wedged between two bookings, the kind that's easy to leave empty. Tell me how to handle them. Quick heads-up: a weekend that's just sitting open on its own still gets discounted to fill. This is only about short gaps stuck between bookings.

Gap rules

A "gap" = a short open stretch wedged between two bookings.
Your weekend nights
Sets your weekend min-stays on the next screen. Mountain towns often run Thu–Sat.
What counts as a gap?
An open stretch this short, I'll try to fill. Longer than that, I just price it as normal open dates.
Leave a gap alone if it includes…
Check any nights you'd rather not discount around. If a gap touches one, I leave the whole stretch at full price, those usually fill on their own.
A lone leftover night
When just one night is stranded and late, what should I lean toward? You'll still approve every change either way, this just sets my default recommendation.

Your seasons & price limits

Your setup guide I split your year into 3 seasons by when you actually get busy. Every number below comes from your own booking history, not a guess: your floor is about the lowest rate you really booked that season (≈10th-percentile night), your ceiling sits just above your best night, and the gap-fill floor is a notch under your floor for rescuing a stranded night. You know your place best, so change anything. Tap any iLike this! Tap the circles next to a field for a plain-English explanation. for the detail.
Every price below was pulled from your own booking history, your real floor, your real ceiling, not a market guess. They're suggestions; change anything.
☀️ Peak Summer
Jun 15 – Sep 15
✦ from your data
Your busiest stretch, averaged 91% booked the last 2 summers.
📈 Booking window: summer books far ahead, half your bookings land by ~37 days out. So I won't panic on an open summer night until it's genuinely late by your curve, not a generic countdown.
Lowest I'll ever go.
Highest I'll ever go.
To rescue a stranded night.
Sun–Wed nights.
Your weekend nights.
Longest stay you'll take.
Balanced (most owners): I react steadily, modest discounts when you're falling behind last year's pace, modest raises when demand runs hot.
🍂 Shoulder (spring + fall)
Apr 1 – Jun 14 · Sep 16 – Nov 15
✦ from your data
Steady but softer, about 64% booked, more last-minute trips.
📈 Booking window: spring & fall book close-in, half by ~12 days out. An open night here at two weeks is totally normal, so I hold off longer before doing anything about it.
❄️ Winter / Off-season
Nov 16 – Mar 31
✦ from your data
Your quiet season, 38% booked. I'll lean on filling nights here.
📈 Booking window: winter books ~25 days out on average. I detected all three windows from your own history, you don't set these, they just tell me when a still-open night has actually fallen behind.
Lowest I'll ever go.
Highest I'll ever go.
To rescue a stranded night.
Sun–Wed nights.
Your weekend nights.
Longest stay you'll take.
Conservative: I hold prices firm and only discount when you're clearly falling behind, good for a quiet season where you don't want to give nights away cheap.

Local events that fill your calendar

Your setup guide I found your address from your listing and searched events in Leadville plus 4 nearby towns within 60 miles. Then, and this is the important part, I checked each event against your own bookings. I'm only recommending the ones where your place actually filled up and you charged more. The numbers below are your real history. One thing to know: for events I'll price above your season ceiling when it's warranted. A sold-out Leadville 100 weekend isn't an everyday night, so the everyday cap doesn't apply.

A few preferences

Your setup guide Last bit, just deciding how much freedom I get and how I reach you. The defaults are what I'd recommend for someone just starting out. Hover the i on anything that's unclear.
Who approves price changes?
In approve-each mode I never touch a price myself, I text you a link and you tap to approve. Most people start here, then switch to auto later once they trust me.
Let me get smarter over time
I keep score of what books vs. what sits empty at each price, and steer toward the price that earns you the most. The longer I run, the sharper I get. (Recommended on.)
Occasionally test a higher price
Now and then I'll try a slightly higher rate on a night to find your true ceiling, if it doesn't book, I drop back. It's how I discover you could be charging more. (Recommended on.)
How should I reach you?
When proposals are waiting for your approval.
⚙︎ Advanced settings
Biggest jump in one night's price
A speed limit on how far a price moves between updates, separate from your floor/ceiling, which are the hard limits it can never cross. Example: with a 25% cap, a $200 night can move at most to $250 up or $150 down in one update, so prices never swing wildly overnight. Most people leave this at 25%.

What this does to your numbers

Modeled on your booking history, with occupancy held flat, so it's rate, not a rosy forecast.

How I'd have priced the nights that actually booked over your history, your peak Fri/Sat were under-priced and your shoulder season was held too low. Nothing here is a fire-sale; your floor stays healthy.
📊 I'll save this estimate and, after your first 365 days, show you a real-vs-estimated scorecard, what you actually made, and how close I got. I want to be held to it.
